How it works
Enter the property price. The calculator applies the Welsh LTT progressive bands: 0% up to £225,000, 6% from £225,000 to £400,000, 7.5% from £400,000 to £750,000, 10% from £750,000 to £1,500,000, and 12% above £1,500,000. Each rate applies only to the portion of the price within that band. Wales has no first-time buyer relief.
Example calculation
For a £350,000 property in Wales:
- 0% on first £225,000: £0
- 6% on £225,000–£350,000 (£125,000): £7,500
- Total LTT: £7,500 — effective rate 2.14%
